Saving Money With a Government Backed Mortgage Through VA, FHA or USDA Loans

The market for government loans is skyrocketing. More and more families are ready to settle down in their dream home, and government-backed mortgages seem like a way to make home ownership happen quickly and easily. Three loans programs in particular have become buyers’ favorites throughout the last few years: VA, FHA, and USDA loans. Whether you want to live in the big city or in the country, each loan has a variety of unique benefits and opportunities. So, let’s look at what these three major loan programs have to offer.

VA Loans

The Department of Veterans Affairs insures the VA loan for eligible veterans and members of the military. Over the past few years, the loan has gained increased interest among lenders, and it has a good reputation for its biggest benefit—no down payment.

What does a VA Loan offer?

• 100 percent financing
• Easier credit and income standards

FHA Loans

The Federal Housing Administration insures the FHA loan. Unlike the VA loan, the FHA is open to everyone. First-time and experienced homebuyers are using it to obtain a nice home with reasonable interest rates and many other benefits.

What does the FHA Loan offer?

An FHA loan has many of the same advantages as the VA program.

• Lower closing costs
• Less strict qualifying standards
• No income limits, which is a plus for low to middle income families.
• Used gifted or borrowed money towards your down payment

How do I get an FHA loan?

• You will have to cover 3% if not more of the down payment cost.
• Above average credit could get you more funding with a conventional than with an FHA loan.
• You will have to pay upfront mortgage insurance at the time of settlement.

USDA Loans

Last, but not least is the USDA program. The U.S. Department of Agriculture guarantees the loan for rural areas. The USDA also does not require the home buyer to be a first-timer, and like the VA, is one of the last no money down home loans.

What does the USDA loan offer?

• No money down
• 100% financing
• No monthly mortgage insurance
• Usually lower mortgage payments than an FHA loan, making it a preferred choice among today’s buyers.

How do I get a USDA Loan?

• Be within the eligible rural area.
• Good income and credit scores.

What might not be a benefit of the USDA Loan?

• Restricted to certain rural areas—you could not purchase a house in the city.
• There are household income limits.

All-in-All

All three programs have great benefits and can potentially help you and your family obtain that dream home. Just be sure to decide which loan will be the most affordable and beneficial option for you.  As with any major financial decision do your own research and feel comfortable with your choices before signing up for anything.

  1. Under the plan you can wait until you get sick to buy insurance. You would have to pay the fine (495 in 2014) So what is going to happen is people will not buy insurance until they get sick. Why would you? You go on for years without getting insurance, then you get cancer or need a transplant, you pay the premium and the fine and the insurance company picks up the bill for a bazillion dollars. Typical free lunch mentality. It will raise everyone costs

This bill is a mess. Why not just allow people who don’t have insurance to buy into Medicare? It would be cheaper and better for all concerned. When the Senate Democrats and President Obama allowed Joe Lieberman to serve as a one man veto to allowing this for people over 55 years old, I lost all respect for them. They could still do this on a majority vote in the reconciliation process, if they had the cajoles – but they have already told us they don’t.

Politicians have been corrupt from the beginning of time. It is only during times of great leadership and public pressure on congress that great things happen. Unfortunately this is not one of those times. Whatever you believe I encourage to write to your representative or call their office. These people like their jobs and do pay attention to constituents when enough respond.

  2. Now that the self-serving left has sold out the American taxpayer by paying off those they needed to pass the most disastrous legislation in history, it is time for responsible citizens to press the attack on those truly responsible for the dramatic rise in health care cost. The obese, those who abuse alcohol, use tobacco, abuse legal and illegal drugs, and those who practice unsafe sex account for at least 64% of all medical costs. That is according to every analysis done by the Center for Disease Control and others. Citizens who take responsibility for their own good health will be penalized by the self-indulgent and weak so next time you see some hog-body going though the check-out line at Costco with a cart full of cookies, muffins, beer, chips, candy bars, malted balls, and pounds of other goodies, let them know that they are stealing money from you and your children. Advise every fat, chain smoking, dope smoking drunk you encounter, how disgusting they are.
